Q: What do I need to do to my home to prepare it for a successful sale? 
A: Every home is different but there are some basic Honey-Do’s that will help you get top dollar for your home! 
1.    A clean and manicured yard, void of clutter, overgrowth and excessive décor helps create a better curb appeal and desire to come in and explore more! 
2.    Pressure washing the house, walkways, decks, and driveway present the home with its best foot forward! 
3.    Clean the house. This should be a given but let us go a bit deeper! Touch up paint, wash door jambs and door handles, wash the windows, and make sure all flat services are clutter free!!!! 
4.    Make sure all smoke detectors and CO2 detectors are in working order.
5.    All light switches and electrical outlets must have a clean cover that is free of breaks or cracks. (These cost pennies to change out and avoid safety hazards that will be called out in an appraisal or home inspection.) 
6.    Change all light bulbs to bright white so the home is well lit and bright!
7.    Check all locks and cameras to ensure they are in working order! 
8.    Put all the valuables in a safe or remove them from the home! 
9.    Consider if getting a Termite Inspection, Radon and Home Inspection prior to listing is right for you! This can help you determine what needs to be done and you can price the home accordingly while offering these results to Buyer’s! This will help avoid the dreaded inspection period and grand attempts from Buyer’s to ask for a further discount to compensate for findings!
